Watercolour carpet, navy velvet and commissioned koi studies bring a lakeside calm to an Austin amenity building.
About this project
The brief asked for an amenity building that felt restorative rather than energetic — a place residents would choose to sit in on a Sunday morning, not just pass through on the way to the gym.
A painterly carpet in water blues and river stone sets the mood underfoot and dictates everything above it: oatmeal upholstery, walnut casegoods and a single deep-navy tufted ottoman anchoring the main conversation group. Commissioned koi studies hung in a triptych give the room its focal wall.
The demonstration kitchen was planned as a working amenity, not a prop — full-height cabinetry, a generous quartz island and a ring of swivel stools that let a cooking class face the counter. Adjacent, the leasing suite uses the same language in a tighter key: patterned guest chairs, white lacquer desks and a wallcovering that reads as texture from across the room.
The fitness suite closes the loop, sharing the carpet palette so residents never feel they have left the building's design.
